These Terms of Service ("Terms") govern your use of bakerbayami.com (the "Site"), operated by Baker Ranch, LLC ("Baker Ranch," "we," "us," or "our"). By using the Site, you agree to these Terms. If you do not agree, please do not use the Site.
1. About the Site
The Site provides information about Baker Bay, a residential home in Key Royale in Holmes Beach, Florida, that is available for monthly rental and is managed by Baker Ranch, LLC. Mark Baker is a licensed Florida Realtor® and serves as property manager for Baker Ranch, LLC.
2. Information Only, Not an Offer
Everything on the Site, including descriptions, photos, room counts, square footage, amenities, distances, and drive times, is provided for general information only. It is believed to be accurate but is not guaranteed, and it may change without notice. Photos are representative, and furnishings and decor may vary. Square footage and distances are approximate.
Nothing on the Site is an offer to rent or a binding commitment. Rates and availability are provided only on request and are subject to change until confirmed in writing.
3. Rentals
- Monthly stays only. Baker Bay is offered for stays of a minimum of thirty (30) consecutive nights.
- Written agreement required. No reservation is confirmed until a written lease or rental agreement is signed by all parties and any required payments and deposits are received. The signed agreement controls over anything on this Site.
- Occupancy, house rules, and fees (such as security deposits, cleaning, taxes, pets, and cancellation terms) are set out in the rental agreement.
- Applicable law. All rentals are subject to applicable local, state, and federal laws, including City of Holmes Beach and Manatee County ordinances and Florida law. Any applicable taxes will be collected as required.
- We may decline any inquiry or booking request for any lawful reason.
4. Fair Housing
We are committed to the letter and spirit of federal, state, and local fair housing laws. We do not discriminate on the basis of race, color, religion, sex, disability, familial status, national origin, or any other class protected by law.
5. Using the Site
You agree to use the Site only for lawful purposes. You agree not to:
- Submit false information or impersonate anyone
- Send spam, unsolicited advertising, or malicious code through the Site or its forms
- Attempt to gain unauthorized access to the Site, its server, or any connected system
- Scrape, copy, or republish Site content or photos for commercial use without our written permission
6. Communications
When you submit an inquiry, you agree that we may contact you by email, phone call, or text message about your inquiry and stay, as described in our Privacy Policy. You may opt out of texts at any time by replying STOP.

TO THE FULLEST EXTENT PERMITTED BY LAW, BAKER RANCH, LLC AND ITS MEMBERS, MANAGERS, AND AGENTS WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR ANY LOSS OF PROFITS, DATA, OR GOODWILL, ARISING FROM YOUR USE OF OR INABILITY TO USE THE SITE OR RELIANCE ON ITS CONTENT. Liability related to an actual rental is governed by the signed rental agreement.
11. Indemnification
You agree to indemnify and hold harmless Baker Ranch, LLC and its members, managers, and agents from any claims, losses, or expenses (including reasonable attorneys' fees) arising from your misuse of the Site or violation of these Terms.
12. Governing Law and Venue
These Terms are governed by the laws of the State of Florida, without regard to conflict-of-law rules. Any dispute arising from these Terms or the Site will be brought exclusively in the state or federal courts located in Manatee County, Florida, and you consent to their jurisdiction.
13. Changes
We may update these Terms at any time by posting a revised version on the Site. The "Effective" date at the top shows when they were last changed. Continued use of the Site after changes means you accept the updated Terms.
14. Severability
If any part of these Terms is found unenforceable, the rest will remain in full effect.
